Rehabilitation Project for the Las Arenas Building, Miramar Beach

Rehabilitation Project for the Las Arenas Building, Miramar Beach

Located in a harsh marine environment, this building required a comprehensive conservation intervention, addressing damage to the envelope, such as flaking and cracking, through the renewal of coatings and the continuous application of high-performance paint.
High-strength concrete was used for the complete regeneration of the brackets and other structural elements, and surface reinforcements were treated using cleaning and passivation techniques. Taking advantage of the existing reinforcements, part of the building’s structure was reconstructed.
The carbonated layers of the structural elements were regenerated, and the balconies were waterproofed with stainless steel trims to ensure high protection against the corrosive marine environment.

This renovation has served to update and protect the building, extending its useful life. Additionally, it has been an opportunity to modernize its aesthetics while preserving the Mediterranean character of the building.
